Breakfast is included in published room rates for 2026.
Spa, dining beyond breakfast, transfers, paid concierge plans, and events are charged as described on the services page and in the confirmation.
Check-in is from 15:00 and check-out is at 11:00 unless a later hour is granted in writing.
Room cancellations made before 14:00 on the day before arrival attract no room charge.
Later cancellations and no-shows are charged one night at the confirmed rate.
Service cancellations follow the conditions printed on the relevant service card.
The hotel may refuse a booking that misstates occupancy, dates, or the purpose of a gathering.
Maximum occupancy of each room type is a condition of stay and may not be exceeded.
Smoking in rooms or corridors is a breach and may end the stay without refund of the night in which the breach occurs.
Damage beyond ordinary wear is charged at the cost of repair, evidenced by invoice.
The hotel is not responsible for valuables left unattended in public rooms.
A safe at reception is available on request. The hotel does not provide banking services.
Guests must treat staff and other guests without harassment.
The hotel may ask a person to leave if behaviour makes the hotel unsafe or unliveable, with unused future nights refunded minus documented loss.
Parking is not included unless a confirmation says so.
Third-party transport, including taxis and ferries, is outside our control even when the desk helps you plan it.
Private transfer conditions apply only when you book that service through Nelamir.
Photographs on this website are hotel photographs or labelled stubs awaiting replacement; they are not a warranty of a particular view on a particular night.
Harbour light in a suite depends on weather and season.
The website may be unavailable from time to time for maintenance.
Content on the pages is owned by Nelamir Hospitality Pty Ltd unless a credit says otherwise.
You may not scrape, copy, or republish the site as if it were your own hotel.

Force majeure includes city shutdowns, utility failure, and lawful orders that close the building; we then refund unused prepaid nights or move dates by agreement.
These terms are governed by the laws of New South Wales.
Courts of New South Wales have jurisdiction, without limiting any right to use a cheaper dispute path first.
Complaints should be made to the duty manager at the hotel or by mail to nelamir@hotmail.com.
A complaint does not pause an amount already due unless the company agrees in writing.
We may update these terms for future stays; a stay already confirmed keeps the terms that were current on the confirmation date.
The year stated on this page is 2026, which is the operating year of the published rates.
If a part of these terms is held unenforceable, the rest continues.
